COVID-19 – DUE TO A HIGH VOLUME OF REQUESTS, WE ARE ONLY ACCEPTING COVID-RELATED APPLICATIONS FROM OUR PARTNERS, currently the states of Arkansas, Arizona, Colorado, Missouri, Mississippi, Nevada, No. Carolina, Oklahoma, Tennessee, and Virginia, and any property managed by Pinnacle Properties/Cushman & Wakefield, and Avenue5.

Our grants are for rental assistance due to an unexpected financial emergency outside of your control (temporary job gap, natural disaster, medical emergency, auto accident [vehicle maintenance costs do not qualify], a victim of a crime, death, etc.) and are for residents who intend to stay in living on the property.

The majority of our rental assistance grants are for rent that you are not able to pay which has put you at risk of eviction. You should exhaust all other means of assistance before applying to us and must be able to demonstrate that you have the ability to cover your overhead moving forward. Approval of all grants is made at the sole discretion of the RRF Board approval committee. Qualifications to apply (COVID program in red):

  • You are facing eviction within 30 days.
  • You’ve been a resident in your current community for 9+ months and intend to say in your home; NOTE: For those affected by COVID-19, this requirement has been temporarily modified to 3+ months.
  • The financial crisis was unexpected and outside of your control. You have taken every step possible to reduce your monthly expenses. In the event of a death, please be prepared to provide a copy of the death certificate;
  • You paid your rent timely every month for the previous five years – we allow only one late payment before the date of the crisis; NOTE: for those affected by COVID-19, this requirement has been temporarily modified as follows. This will be in effect until July 31, 2021. 
    • For residencies of 1 year or less -1 late payment
    • 2 years – 2 late payments
    • 3 years – 3 late payments
    • 4 years – 4 late payments
    • 5+ years – 5 late payments
  • You have not violated any terms of your lease;
  • You have enough income moving forward to cover your rent and expenses; alternatively, you have a good job prospect or other income expected within a specific period of time and can provide supporting documentation meaning a job offer letter, proof of upcoming SS, disability, or unemployment benefits, etc.;  For those affected by COVID-19 and cannot show proof of sufficient future income, we will consider a maximum grant of 2 months of rental assistance. 
  • You agree to participate in eVolve, an online financial education program, at our expense, as a condition of receiving a grant.  You must be fully completed with the program before your request is submitted to our Board.

We require certain documents and confirmation of residency facts for due diligence purposes. We provide rental assistance for an unexpected temporary financial crisis; not just because you have too many bills or loans to pay. IMPORTANT: we will look at your expenses and need to see that you have taken steps to cut out unnecessary and discretionary expenses and are responsibly trying to get back on track.

Residents and managers

Apply for Rental Assistance

We’re here to help responsible residents stay in their apartments during an unexpected financial emergency or a short dip in financial stability.

You will be expected to get the application and materials to us timely with all the required documentation in pdf, xls or doc format (no screenshots or images), and complete the eVolve program; otherwise, it will delay the process. We do not want to keep your property manager on hold. Most applicants return everything we need within 5-10 days. After your documents are reviewed, if we have questions we will schedule a call with you before your package is submitted to our board for approval. If you are approved, the payment will be made directly to your landlord or owner per the terms of your rental agreement. (Brochure describes the regular non-COVID program.)

Residents

What you’ll need to apply:

  • If COVID-19 related, documentation re job layoff
  • Confirmation from your property manager or owner confirming a few facts (we will obtain this directly from them)
  • Last year’s W2, tax return, 1099 or SS/government benefits statement
    (please black out your SSN)
  • Your last two months’ bank, debit card statements & cash app transaction history (detail) for ALL accounts – please make sure we can read the last 4 digits of the account number and that all pages are included
  • Last 2 pay stubs or benefit statement
  • Proof of continued income (if non-COVID)
  • A recent credit report (available at no charge from creditkarma.com) with page numbers showing
  • Depending on the circumstances, we may require additional supporting documents e.g. death certificate, disability determination, police report, etc. If there is more than one person on the lease, we require the same information from them.

You will need a computer to get documents uploaded to us in the correct format – phone uploads will not work.

Managers

We need independent confirmation of facts of residency including proof of timely payments. If approved, the grant check is written to you. Please follow these steps:

  • Complete this online referral form (below)
  • Submit resident ledger from date of move-in
  • RELATED TO COVID-19: We do not need an eviction notice to be issued to residents and please pay attention to the temporary modifications to the criteria.
